Below is our standard inbound call script for real estate investment accounts.

All of our real estate investor call center scripting is 100% customizable, so this script is merely used as a starting point. Investors have the option to modify the script as necessary to meet their needs.

Answering Phrase/Introduction

The answering phrase is what our operators use to greet callers.

Example Real Estate Answering Phrase

“Thank you for calling (company name), my name is (agent name), may I help you?”

Call Filtering

After greeting the caller, we determine the nature of the call based on the caller’s response to “may I help you?” Typically a caller will indicate the reason for their call at that time. If not, we’ll rephrase the question until we receive enough information to move forward. This ensures we select the correct script.

Transition Phrasing

The transition phrase is used after acknowledging the nature of the call and selecting the corresponding script. This verbiage is used to explain to the caller what we can do for them.

Since the call is often placed in response to an advertisement or letter, the transition phrase used here indicates that the person they are calling for is not available.

For example, if a real estate investor sent letters in his or her name, caller’s may ask for them directly. This transition phrase helps to explain why the caller won’t be speaking with that individual and justifies us (the call center) taking a message instead of transferring the call to the person requested.

Sample Transition Phrasing

“The individual you need to speak with is currently unavailable. I can take a message for you and ask that they return your call.”

“Selling” Call Scripting

The scripting below is used for caller’s interested in selling their home or property. The script is followed by a call closing, which is how our agents end the call.

Remove from List Call Scripting

If an investor is doing a lot of advertising, a certain percentage of calls will be from people looking to have their name removed from the list. This script is setup to accommodate those requests. This call type has a different transition phrase, so it has been included before the call script and closing.

“I apologize for the inconvenience. I can gather your information and remove you from our mailing list.”

General Office Call Scripting

The general office call type is used for all calls that don’t fit into one of the previous scripts. These calls may include personal calls, telemarketers, vendors, professional inquiries, or any other type of call that doesn’t involve selling a property, buying a property, or being removed from the investor’s mailing list.
